Our expertise comes in knowing the area, and understanding the
ramifications of a home that is poorly chosen!
We will work with you to help identify properties; scheduling appointments
to go and physically view the properties with you and together, we narrow these
selections down until we find the perfect home for you! Sometimes this takes
just a weekend, and sometimes a year and a half or more! When you see 'your' perfect home,
you'll know it !!!
Prior to making an offer on your new home, we will conduct a thorough market evaluation
of it. (We don't want you to over pay for it either!)
Next, we write an
Offer to Purchase
with you, explaining the ins
and outs of the contract. We present the Offer to the seller (or their agent)
and begin negotiations on your behalf. Work continues through the scheduling
and review of inspections, home warranty questions, surveyors, along with
keeping on top of lender deadlines, and making sure the attorneys have what
they need to get your home closed in a timely manner. We accompany you at
the closing table and we are there to
congratulate you when you receive the keys to your new home!
All at no cost to you as the
Buyer.
The 'Agency' law in NC was created as a
source of
consumer protection and awareness to all parties
engaged in a real estate transaction. Under the arrangement of Buyer Agency,
you, along with a licensed agent, sign an agreement that states you want
full representation through the home buying process.
It is in your best interest to have a licensed agent represent you rather
than an agent representing the seller.
As a Buyer's Agent, we work solely for you
and represent your best interests as your exclusive agent. Commissions are
paid by the sellers, even when the sellers are builders or the property is new
construction. This is stated within the agreement we sign with you. We are
held accountable by the NC Real Estate Commission along with a litany of
others!
